Sometimes it is necessary to determine the value of your (future) home. There are several ways to do this, depending on what the appraisal is needed for. When in doubt, contact us before spending money on this.
On the spot
In a comprehensive appraisal, the appraiser visits the property to determine the value. In doing so, he or she includes all the features of the house. It takes an average of one week to receive the report. Because someone on site observes the situation, this form is the most accurate, but also the most expensive.
Desktop appraisal
In a desktop appraisal, also called a hybrid appraisal, the value of your home is determined from online data. It does involve an appraiser who checks this value from behind his desk (desktop). This is almost always done through Calcasa and costs between sixty and one hundred euros. Note that this type of valuation is not accepted in all situations.
WOZ value
Municipalities send homeowners a new WOZ assessment every year in January or February, by mail or via the Mijnoverheid.nl message inbox. This often includes a WOZ appraisal report with some features of the home and recent sales prices of similar homes in the neighborhood.
