Another option is the Nationale Waarborg “BankGarantieZeker” or guarantee declaration. It demonstrates you can pay the deposit without actually placing funds in a third-party account. If the sale proceeds, the deposit is covered by the bank guarantee. If it falls through due to resolutive conditions, the guarantee isn’t invoked.
